Sealcoating

People. Partnership. Asphalt.

Reliable asphalt. Trusted partners.

What is sealcoat?

Sealcoating is a preventive maintenance surface treatment designed to preserve and extend the life of asphalt. Preventive maintenance is like brushing your teeth or changing the oil in your car. It extends the life of the asset by preventing premature deterioration. Sealcoat is a mixture of asphalt emulsion, mineral fillers, solid & latex additives, and water. This coating acts as a barrier coat layered on top of the asphalt to prevent it from destructive elements such as water, oils, and U.V. damage.

Benefits of sealcoating

  1. Saves You Money

The rising cost of new asphalt makes sealing your pavement more cost effective than ever before. For only pennies per square foot, you can protect your driveway or parking lot against the harmful elements that lead to your pavement’s deterioration.

  2. Protects Your Investment

Routine maintenance of sealcoating and crack sealing will greatly extend the life of your asphalt for a fraction of the price to re-pave. Studies have shown that regularly sealing your asphalt will lead to 90% less cracking.

  3. Increases The Value / Beautifies Your Property

There is no doubt that a sealed driveway or parking lot is more appealing to the eye than an old worn out pavement surface. Your driveway or parking lot is one of the first things a visitor or customer sees. Make a great first impression!

  4. Prevents Oxidation

Sealcoating blocks the sun’s harmful UV rays that harden, dehydrate, and discolor asphalt surfaces, thus slowing cracking and erosion.

  5. Seals Out Water

Asphalt is a naturally porous material. Left unsealed, water penetrates through the pores and cracks, disturbing the base during freeze and thaw cycles. This eventually leads to structural failure of the pavement.

  6. Protects Against Gas / Oil Spills

Sealcoat slows the penetration of gas, oil, and chemicals which soften, weaken, and destroy asphalt pavement.
