Safe access for residents while the work gets done

Residents, visitors, caregivers and deliveries all use your pavement every day. We plan around them so entrances, walking routes and accessible parking stay as available as possible.

A well-kept lot also shapes first impressions. Fresh sealcoat, repaired surfaces and crisp striping make a property look cared for and make maintenance easier to manage.

Accessible routes and stalls

We keep safe walking paths available during repairs where possible, and we restripe accessible stalls and symbols as part of the job.

Resident-friendly scheduling

We agree on closed areas, staging and timing with your manager so residents can plan where to park and when to move vehicles.

Fix standing water

Ponding and poor drainage shorten the life of pavement and create slip hazards. We repair low spots and drainage while we are on site.

Plan the work in the right order

Cracks and failed areas come first, then sealcoat, then striping. Doing them in order protects your investment, and it means residents only have to adjust once.

We are affiliated with the Washington Multifamily Owners Association and work with owners and managers of apartments and senior living communities.

Frequently asked questions

How long will residents be unable to park on new work?

It depends on the work and the weather. Sealcoated or newly paved areas stay closed to vehicles for a day or more. We give you the exact window in advance so you can notify residents.

Can you restripe accessible parking?

Yes. Restriping, including accessible stalls, symbols and loading zones, is part of our pavement marking service.

Can I get a budget number before a formal proposal?

Often, yes. For planning, we can usually give a budget range from the address, photos and an approximate size. A formal proposal follows a site visit or a review of your plans, so the scope and quantities are confirmed.

Can you provide a certificate of insurance and W-9?

Yes. Send us your vendor onboarding or insurance requirements with your request, and we will provide the certificate of insurance and W-9 your team needs.

Tell us about your community

Send us the property address, the issues you see and your resident notice requirements, and we will plan from there. Call (509) 929-1044 or request an estimate online.
