Paving for Property Managers

People. Partnership. Asphalt.

One scope, clear options, no surprises

You manage lots that were paved in different years, carry different traffic and sit on different budgets. We help you decide what each one needs now, what can wait and what it will cost to keep the pavement in service.

Our proposals spell out the scope and quantities so you can compare bids on the same basis. When a repair and a longer-term fix are both realistic, we price both, so you can choose with your owner or budget in front of you.

Options at different price points

Patch and seal now, or mill and overlay for the long term. We lay out each path with its cost so the decision is yours, not a guess.

Work around your tenants

We phase work to keep entrances, accessible routes and parking available where possible, and we coordinate timing with you before crews arrive.

Maintenance across a portfolio

Crack sealing, sealcoating, patching and restriping on a regular cycle extend the life of each lot. We can scope several properties together.

A simple lot maintenance cycle

Most lots follow the same pattern. The earlier a problem is handled, the less it costs.

  • Seal cracks early, before water reaches the base and potholes form.
  • Patch failed areas properly, cutting out and replacing the damaged section.
  • Sealcoat and restripe to refresh the surface and keep stalls and ADA markings clear.
  • Mill and overlay, or replace, when the surface has worn past what maintenance can fix.

We are affiliated with BOMA Greater Seattle and the International Facility Management Association, and we work with property and facility managers throughout Washington.

Patching, sealcoating, crack sealing and new striping from end to end, including all ADA stalls, so a busy lot looks new to customers and is easier to maintain.

“We had a large sealcoat project and everything went smoothly without any disruptions to our day to day business.”

Frequently asked questions

How do you handle tenant access during work?

We plan the sequence with you so entrances and accessible routes stay open where possible, and we mark closed areas clearly. Tell us about tenant hours and deliveries when you request an estimate.

Can I get a budget number before a formal proposal?

Often, yes. For planning, we can usually give a budget range from the address, photos and an approximate size. A formal proposal follows a site visit or a review of your plans, so the scope and quantities are confirmed.

Can you provide a certificate of insurance and W-9?

Yes. Send us your vendor onboarding or insurance requirements with your request, and we will provide the certificate of insurance and W-9 your team needs.

Do you work in my area?

Central Paving is based in Ellensburg and works across Washington State, including the Puget Sound region. Tell us the address and we will confirm scheduling and the best approach for the site.
